7 bids received for Yishun site

The Yishun land parcel located near Yishun Ave 1 and along Miltonia Close, right beside Orchid Country Club received 7 bids when the tender closed yesterday. Unlike the Jurong West plot which did not receive any bids due to it’s ulu location, this one proved more popular.

The likely winners - Hoi Hup Realty and Sunway Developments with the highest bid of $165m (which is 31% higher than the next bid). [Update!]

Really, say bye bye to that cheap condo

According to a DTZ report, more private home buyers are spending $1m and more on properties. That's another nail in the coffin for the 'cheap' sub-$1m condo. That's pretty obvious going by recent data released by the URA, private home prices are at an all time high. There aren't that many properties selling for under $1m right now.

Another condo up for en bloc

The latest addition to the en bloc bandwagon is a 16-unit freehold walk up apartment along Pasir Panjang, located new the future Haw Par Villa MRT station. The asking price? $26-30 million. This translates to around $600 - 690 psf ppr.

July 2010 sees 1544 new private homes sold

According to URA data, a total of 1544 new private homes were sold in July 2010. Compared to last month's sales of 847, it is an 82.3% jump. The good times look to be back! Big hitters in July include The Scala, The Terrene and 368 Thomson.

Looks like the good times are back! Unless most buyers are still the superstitious sort, seeing that it's 'Hungry ghosts' month. Boo!

Why there were no bids for Jurong EC site

The land was haunted, and every Friday the 13th something bad will happen to someone living on the 13th floor! That's our reason. But we think the Business Times had a better idea.

No bids for Jurong EC site

HDB received ZERO bids for the Jurong West St 42 site at the close of its tender at 12 noon yesterday. The 180,822 sqft site is slated for EC housing and has a 99-year leasehold.

The tender opened on July 2 but strangely, no developer has bid for it. Hmm… strange. One would think that at least one developer would have bid for it, but alas, none have.

Look forward to more Executive condos soon

Executive condos looks set to be all the rage, as new launches will be rolled out by developers in the next 3 to 6 months. Property consultants CBRE has said that ECs are set to make a comeback, as the government increases the supply of homes for middle-income households.

In the next half a year, approximately 1,400 units will be launched thanks to four new EC projects in Compassvale Bow, Punggol Field, Buangkok and Yishun.

Phase 1 of The Greenwich sold out

The 174 units released in phase one of The Greenwich at Seletar Hills have been sold out in its private preview. These units make up 55% of the condo’s 319 units. According to developer Far East Organisation, nearly half of the units sold are one-bedroom SOHO type units.

Time shortened for projects on state land

From today onwards, in accordance with the GLS Programme, the amount of time that developers have to build private residential projects on state land will be shortened by a year so that supply of homes can meet the demand.

In short, it means you can get you condo within a max of 5 years instead of 6, though they are usually completed in 4 years.

Balmoral Condo hops onto the enbloc bandwagon

Balmoral condo is the latest condo to be sold enbloc, as 80% of its residents have signed the collective agreement.

The 57,007 sqft plot that the condo sits on has an asking price of $171million to $175 million. This translates to $1,866 to $1,910 psf per plot ratio.
