Watch your flats get built - in the factory

Well, if you think HDB is building flats too slowly. Can you imagine how slow they'll be if they didn't use this process called pre-fabrication? Basically your flat is literally built in the factory before they assemble it on-site. Additional buyer's stamp duty scaring away foreign investors

The sales of recently launched condo Watertown is proof that the Additional Buyer’s Stamp Duty could be working, as more than 500 of the 550 units sold were to Singaporeans.

Over at Hillview, The Hillier saw around 80% of their units sold to Singaporeans. The rest of the buyers comprised PRs and foreigners, who, under the new regulations, pay 3% and 10% more when they buy a new private property.

Honestly speaking, this was a video recce done for A Treasure Trove some months back, but it's a great shot of Punggol and the waterway. Look towards green field next to the MRT station, that's where Watertown will be. Punggol will be looking so different in a couple of years time!

Collective sales on downward trend since 2007

According to Minister for National Development (MND) Khaw Boon Wan, en bloc sales have been on a downward trend since 2007, where it hit a high of close to 6,000 units. At that time, property prices were pushed up because of the shortage in supply and the ever-growing demand for private housing.

Kovan site garners 11 bids, $1100 psf condo coming your way

99-year leasehold condo site at Kovan/ Simon Road saw 11 bids, with the top bid of $194.6m put in by a consortium formed by Hoi Hup Realty, Investment Focus, and Oriental Worldwide Investments. That’s roughly $507psf ppr, which means the final selling price could be at least $1,100psf.

Sengkang's Fernvale will be getting a new mall

Residents staying at Fernvale, Sengkang will get a new mall in a couple of years’ time. HDB received 12 bids for the commercial site located at Fernvale LRT station, with the top bid of $328m coming from Earth Holdings (aka Singapore Press Holdings - yes, newspapers are getting a piece of the property pie). The new mall means having better amenities, and it also means that prices of homes in the vicinity may appreciate. Who says Sengkang has NOTHING?
