Review: HDB BTO Fernvale Crest

Fernvale Crest is a very affordable Build-to-Order HDB project. Located at the western edge of Sengkang estate, it is very close to the famous stretch of eating houses along Jalan Kayu famous for serving prata around the clock. Although Sengkang estate is relatively mature, the western edge is relatively untouched and is home to many landed homes.
The location of this BTO project is about 4-5 LRT stops from the town centre and Sengkang MRT station. The project will appeal to those working in the North, East or City parts of Singapore. The Nautilus lies 5 minutes away from the TPE and SLE expressway.

Although Fernvale Crest is close to the TPE and SLE, it is still quite a chore to get to town. Drivers first it has to travel the distance to the KPE via TPE before heading to town, however it still connects residents quickly to the north and eastern parts of the island.

For those taking public transport, residents will find two LRT stations within walking distance, Thaggam and Fernvale. The distance one has to walk though, is not as close as one might like (300-400m) and will take you about an hour to get to town.

Taking a bus to Sengkang MRT and then switching to a train at the moment is very inconvenient and is 10 stops away (Service no. 86). Although public transport might not seem too fantastic at the moment we noted that many new roads will be upgraded or even added and might translate to a quicker ride to town in future.

The only amenities nearby would be the stretch of eateries along Jalan Kayu and an interim commercial facility “Fernvale Point”. At the moment, it looks like it consists of a few shops and a coffee shop.

The project itself offers Adult/Elderly fitness stations, a children’s playground, a pebble walk and future community facilities. Two large three or four storey car parks with roof gardens are found in the middle the blocks for equally convenient access.

A number of schools can be found close to The Nautilus.

The five 26-floor blocks of Fernvale Crest takes a north-south linear approach along Jalan Kayu. All five blocks tilt slightly to the northeast and share two multi storey car parks.

There are 140 2rm flats, 372 3rm flats and 188 4rm flats. Lifts open at every storey although none are connected to the car parks. Access to the multi storey car parks is equally convenient. There are no units directly facing car parks – in place are void spaces. Only two stacks (#xx-311, #xx-325) will get direct westerly sun into the bedrooms.

All units are Corner Units. However, despite spacing the blocks out as best as HDB can, quite a number of units still come face to face with other units or future high rise residential. We must mention that stacks 327 and 329 offer the best views – they overlook a low rise residential estate which means an almost guaranteed unblocked view and more privacy for a long time to come. We also liked stacks 349 and 305 for overlooking the common green although they will eventually face some high rise residential.

Low level units facing the main roads might want to note that Jalan Kayu can get busy at times. Layout within individual units is typical.

Fernvale Crest although not located in a convenient and accessible area, is a very affordable option for entry level housing. Amenities and transport might improve in future as the neighborhood becomes more developed.
