HDB Sale of Balance Flats: Top 10 locations

While going through the massive list of 2,000+ flats made available by HDB, we spotted a few plum units that are especially attractive because they are close to amenities and on top of that were either recently completed or are nearing completion.

With some of these units located in mature estates, DBSS buyers must now be kicking themselves in the head considering the prices they paid for. Buyers that bought units with high Cash-Over-Valuation from the resale market also must be shaking their heads at their depleted bank accounts as these flats direct from HDB require little or no cash component.

Anyway, if we had to put our money where our mouth is, here are the top 10 locations that we would go for:

10) Geylang, Sri Geylang Serai N5 C27
















Why: Located between Paya Lebar MRT station and Eunos MRT station, this project is in the heart of the old Malay enclave that has retained much of its charm. We are particularly interested in how much yummy food will be available at the giant market/hawker center found just below the blocks.
Construction is almost done, and you will likely receive it brand new without a long wait.

4rm: ~$380,100 - $425,100 (up to 14th floor available)

 

9) Jurong East, Teban Vista N4 RC1
















Why: Although not that close to Jurong East MRT station, we thought that the nearby reservoir is a nice touch especially with 40th floor units still available. For Teban Vista, the flats are likely on the way already.

The prices here are also very attractive when compared to the rest in the top 10 list we compiled.

2rm: ~$110,300 – $123,500 (up to 25th floor available)
3rm: ~$206,500 – $227,000 (up to 39th floor available)
4rm: ~$249,800 – $326,900 (up to 40th floor available)
5rm: ~$349,500 – $384,700 (up to 9th floor available)





8) Ang Mo Kio, Teck Ghee Vista N3 RC10
















Why: This SERS project is under construction with most of its structure already completed. You will likely receive it brand new without waiting too long. Although not beside Ang Mo Kio MRT, what makes this really fantastic is the huge Bishan Park just across the road.

3rm: ~$243,800 - $261,500 (up to 24th floor available)
4rm: ~$360,700 - $393,300 (up to 21th floor available)
5rm: ~$498,800 - $534,600 (up to 16th floor available)



 

7) Bedok, Linear Green @ Bedok N4 C6

Why: It’s been completed recently and you will receive it brand new without the wait. It is also close to Bedok MRT and beside the town centre. Unfortunately for the eastern side of Singapore, this is as good as it gets as Pasir Ris and Tampines did not deliver this time round.

4rm: ~$357,400 - $400,600 (up to 16th floor available)
5rm: ~$473,200 (up to 6th floor available)


 

6) Kallang/Whampoa, The River Vista @ Kallang N4 RC31
















Why: The project sits where the Sungei Whampoa and Kallang River converges; surely a picturesque sight when it is completed. Boon Keng MRT station is just a short walk away. Last we checked, the blocks have been painted and are nearing completion. Oh…and did we mention that some units seem to be facing Kallang Stadium and might see fireworks in future?

3rm: ~$256,400 – $279,900 (up to 26th floor available)
4rm: ~$372,700 – $437,000 (up to 26th floor available)
5rm: ~$496,700 – $532,600 (up to 17th floor available)



 

5) Punggol, Coralinus S3 C5/S3 C6

Why: The Coralinus sits just across the field from Punggol MRT. While not as fantastically located as the recently launched Punggol Residences, The Coralinus will have easier access to future sports facilities and the much talked about Punggol Waterway just north of it. The best part is that S3 C6 has just been completed a few months ago, and S3 C5 is adding the finishing touches to the façade (Coralinus is split into two phases, S3 C6 and S3 C5).

Prices as compared to the rest in the Top 10 list also makes this very attractive.

4rm: ~$285,300 – $310,200 (up to 16th floor available)





 

4) Central, The Pinnacle@Duxton


Why: With its prime location 49th floor units available, this is a no-brainer. Construction is almost done, and this is perhaps HDB's largest and most ambitious public housing project to date. Its location and city views would likely also command a grand premium if reselling in future.  Our only concern would be how its density (1848 units) will affect parking, public transport and lifestyle.

4rm: ~$462,200 - $552,700 (up to 49th floor available)
5rm: ~$553,100 - $642,600 (up to 48th floor available)




 

3) Sengkang, Atrina N2 C34

Why: The Atrina is perhaps one of the nicest HDB flats we have set our eyes upon and even boasts a basement car park. We often joked that The Quartz, a shiny new condo just across the street is part of Atrina. Although the units look brand new as seen in the picture above, some of the flats have been occupied before.

The project sits right beside Buangkok MRT station and boasts a sizeable 24hr NTUC fairprice supermarket nearby. There are also a good number of sundry stores and two coffee shops nearby.
The low entry point price tag as compared to the rest in the Top 10 list also makes this very attractive.

4rm: ~$287,600 – $317,000 (up to 14th floor available)



 

2) Queenstown, Commonwealth View N4 RC26

Why: Commonwealth View just sits beside Commonwealth MRT station. There is also a market and food centre round the corner.  Did anyone else notice that the 39th floor is technically available for zero COV?

4rm: ~$446,000 – $495,000 (up to 37th floor available)
5rm: ~$567,700 – $611,200 (up to 39th floor available)




 

1) Queenstown, Forfar Heights N1 RC14

Why: These flats in Queenstown are pretty new and ready to be owned. They are also just a short walk away from the MRT and the neighborhood is known for some of the craziest resale prices in town. The best part about getting these is that you get to skip paying the mad Cash-Over-Valuations being asked for.

If you were wondering why this location seems so familiar, it's because we are looking at the same neighborhood as the much talked about Dawson Estate HDB project that was supposed to be launched in the 3rd quarter of this year. They are located north-east of this project.

4rm: ~$430,000 – $468,000 (up to 13th floor available)
5rm: ~$557,600 (up to 4th floor available)






 

Honorable Mention: Clementi, N4C9

Although this didn't quite make the list (it was really close at no.11), some of our fans and even H88 writers insisted that this deserved a mention or forever face the wrath of Clementi residents. N4 C9 was likely under the SERS programme which was why it didn't come under the public radar initially, although we did happen to chance across the model (seen above) during the selection process.

No doubt the location is awesome, with a mall underneath its feet and Clementi MRT station across the street. Its connectivity to the AYE is also a great boon to those heading to town.

4rm: ~$438,800 – $488,300 (up to 34th floor available)
5rm: ~$551,900 (up to 19th floor available)
