Fernvale Ridge and Sembawang Riverlodge BTOs launched
Fresh out from the BTO oven are two new projects, Fernvale Ridge (Sengkang) and Sembawang RiverLodge. As their name suggests these two projects are to be built in new towns and aren't exactly in any hot locations.
Fernvale Ridge goes up to 25 storeys. In total, 522 units will be built. With 126 5rm, 216 4rm and 180 3rm flats available. These are the first 5rm flats we have seen in a while and might be pretty hot.
Fernvale Ridge is located at an adjacent site to the recently launched Fernvale Palms along Fernvale Link.
At a glance some of the units seem to be well laid out. Some 5rm units will be overlooking a civic and community institutions, with nothing blocking it for a long way. Very very nice!
Prices of the spacey 110-113sqm 5rm flats start low from $281,000. 5rm flats of Punggol Residences BTO were priced from $344,000 back in mid 2009.
There are 432 units available at Sembawang RiverLodge, with 126 2rm, 86 3rm and 220 4rm units. Notably the 2rm flats will be set aside to meet housing needs of lower income families at a later date. Fernvale Ridge goes up to 23 storeys.
Sembawang Riverlodge is located close to Sungei Sembawang along Sembawang Drive.
The block layouts seem decent, and most of the units either over look schools or multi-storey carparks.
Pricing for the 4rm flats seem to be some of the lowest we have seen in a while. The 3rms are particularly attractive at between $128,000 - $166,000. 3rms from Treegrove at Woodlands launched recently were going from $141,000 - $175,000.
