Anchorvale Isles review: Location and prices (Part 1)
Moving on to the burgeoning town of Sengkang, we find Anchorvale Isles, one BTO that looks to be really hot with HDB house hunters. Why? Because the MRT is about 6 to 7 minutes walk away! Here's what we think about the location and pricing of this BTO.
Anchorvale Isles is a medium-sized BTO with 675 units in seven 16-storey blocks housing 4 and 5 bedroom Standard flats only. As with the Bukit Panjang pair of Segar Palmview and Segar Meadows, you can choose from the two Sengkang BTOs when you get the HDB invitation letter.
So this means you can pick from Anchorvale Isles' and Fernvale Riverbow's total of 1,829 units. Obviously your chances of getting a flat are much higher. Rejoice! Good move HDB!
The proximity to the Sengkang MRT is pretty obvious. It's about 500m away, or about 6 to 7 minutes walk. Next to the MRT is Compass Point mall and the bus interchange.
One stop north along the North East MRT line gets you to Punggol and its upcoming giant mall. Two stops down gets you to Hougang MRT and another upcoming giant mall. Four stops down brings you to Serangoon MRT and NEX - another new mall. See? Mall after malls after malls!
South of the BTO sits existing HDB blocks. To the west is a future school and future residential blocks. To the north and east will be the future Sengkang General Hospital which is slated to be completed by 2020.
For those who are superstitious, living so close to a place of 'bad energy' is completely out of the question. But for some, it means that the doctor is right next door!
If you head west 750m along Sengkang East Way, you'll find yourself at the Sengkang Sports Complex, which houses a couple of swimming pools, a gym, two hockey fields and a couple of eateries. You'll also be at the beautiful Sengkang Riverside Park and the park connector which takes you all the way to the upcoming My Waterway @ Punggol.
There's a feeder bus service along Sengkang East Way that takes you to the town centre if you're lazy to walk.
Getting to CBD via road is easy via TPE-KJE. ERP charges will burn a hole through your cashcard though!
Because HDB has combined the prices of both Anchorvale Isles and Fernvale Riverbow into one table, we'll never know the exact breakdown of the unit prices until the flat selection phase. The prices look to be quite standard, though the $421k 5-room flat price sticks out like a sore thumb.
Initially we thought it belonged to an Anchorvale Isle unit, however chances are it could be one of the 22nd floor, river-view unit in Fernvale Riverbow. We shall come to that later...
